Thanks for the tips guys. I searched the wider web for info and seems you can fit a tubeless tyre with a tube on a tubeless rim. But can't fit a tubeless tyre with a tube (or not) on a non-tubeless rim. ??!!??

I think the spokes and rim shape have a lot do with it; not creating an air tight seal, or something like that. Cheers.
